  一。支持各省級物專會開展工作,送教上門

  “廣東省(sheng)高校(xiao)物業(ye)(ye)管理干部(bu)培訓(xun)班(ban)”于20xx年1月8—10日在廣東清遠成功舉辦。培訓(xun)班(ban)得到了(le)省(sheng)內各高校(xiao)及物業(ye)(ye)管理企業(ye)(ye)的(de)大力支持(chi),共計有210名來自省(sheng)內各地的(de)學(xue)員(yuan)參(can)加了(le)本期培訓(xun)班(ban)學(xue)習。物專會秘書長劉德明作(zuo)了(le)題為“高校(xiao)物業(ye)(ye)管理政策法規(gui)應用(yong)解讀(du)”的(de)講(jiang)座。

  二、成功舉辦物專會年會暨“校園物業服務管理創新論壇”

  1月18日,在昆(kun)明成功舉辦物(wu)(wu)專會(hui)(hui)20xx年會(hui)(hui)暨“校園物(wu)(wu)業服務管理(li)創新論壇”。中國(guo)教育后(hou)勤協(xie)會(hui)(hui)副會(hui)(hui)長、教育部發展規(gui)劃司高(gao)校后(hou)勤改革處處長朱寶銅,中國(guo)教育后(hou)勤協(xie)會(hui)(hui)副會(hui)(hui)長兼秘(mi)書長黎玖高(gao),云南省教育廳(ting)學(xue)校保(bao)衛后(hou)勤處副處長葉家鴻以及物(wu)(wu)專會(hui)(hui)300余位理(li)事、委(wei)員參加了此次會(hui)(hui)議。

  三、成功舉辦“‘物業在您身邊,建設美麗校園’——最美物業人攝影比賽”

  為(wei)加(jia)強校園文化建設,讓廣(guang)大師生了解后勤工作(zuo)的`辛(xin)苦(ku),記下后勤人(ren)(ren)(ren)的美(mei)麗身(shen)影,留住(zhu)工作(zuo)的精彩(cai)瞬間,中國(guo)教育后勤協會(hui)(hui)(hui)(hui)物業(ye)(ye)管理(li)專(zhuan)業(ye)(ye)委員(yuan)會(hui)(hui)(hui)(hui)開展(zhan)(zhan)了首屆“物業(ye)(ye)在你身(shen)邊,建設美(mei)麗校園——‘最(zui)美(mei)物業(ye)(ye)人(ren)(ren)(ren)’攝影比賽”。本次比賽共有500多(duo)份參選照片(pian),經(jing)過(guo)專(zhuan)業(ye)(ye)人(ren)(ren)(ren)員(yuan)篩選,有近百(bai)幅(fu)作(zuo)品(pin)入圍。頒獎大會(hui)(hui)(hui)(hui)暨攝影展(zhan)(zhan)均在物專(zhuan)會(hui)(hui)(hui)(hui)年會(hui)(hui)(hui)(hui)上一并(bing)完成,通過(guo)攝影展(zhan)(zhan)讓與會(hui)(hui)(hui)(hui)人(ren)(ren)(ren)員(yuan)了解到最(zui)美(mei)物業(ye)(ye)人(ren)(ren)(ren)的風采(cai)。

  四、加強對高校后勤改革情況的調研,推動高校物業管理工作上水平

  今年上半年,物專(zhuan)會組織人員(yuan)先后到蘭(lan)州大學(xue)(xue)(xue)、山西(xi)大學(xue)(xue)(xue)及浙江大學(xue)(xue)(xue)進(jin)(jin)行(xing)調研、培訓、交流,對(dui)高(gao)校物業(ye)管(guan)(guan)理的改革與(yu)(yu)發展情況進(jin)(jin)行(xing)了探討,就(jiu)各(ge)高(gao)校后勤(qin)服務(wu)目前(qian)運(yun)行(xing)狀況、引(yin)進(jin)(jin)外(wai)部服務(wu)機構(gou)的利弊等方面(mian)與(yu)(yu)校方進(jin)(jin)行(xing)探討與(yu)(yu)交流。物專(zhuan)會秘書長劉(liu)德明(ming)從目前(qian)國(guo)內教育后勤(qin)發展狀況、公司(si)改革與(yu)(yu)發展的思(si)路以及信息化建設等方面(mian)進(jin)(jin)行(xing)介紹,為高(gao)校后勤(qin)集團在物業(ye)管(guan)(guan)理與(yu)(yu)服務(wu)升(sheng)級方面(mian)提供了思(si)路。

  物專(zhuan)會其他(ta)副主任、副秘(mi)書長還分(fen)別到山(shan)東大(da)學、臨(lin)沂大(da)學、山(shan)東財經大(da)學、沈陽農業(ye)大(da)學、青(qing)島(dao)大(da)學、南(nan)方(fang)醫科大(da)學等高校考察調研。

  五、密切與中國物業管理協會的聯系,取得行業協會的支持

  今年,物專(zhuan)會(hui)更加積極主(zhu)動地與(yu)行業(ye)(ye)(ye)協(xie)(xie)會(hui)溝通,保持(chi)良好的(de)(de)(de)互動。一(yi)方面(mian),與(yu)中(zhong)物協(xie)(xie)聯合在合肥舉辦了“第(di)三期全國(guo)(guo)高(gao)校后勤(qin)設施(shi)設備(bei)管(guan)理(li)專(zhuan)業(ye)(ye)(ye)崗位師(shi)資(zi)培訓班”;另一(yi)方面(mian),中(zhong)國(guo)(guo)物業(ye)(ye)(ye)管(guan)理(li)協(xie)(xie)會(hui)正(zheng)式立(li)項,由中(zhong)國(guo)(guo)教育后勤(qin)協(xie)(xie)會(hui)物專(zhuan)會(hui)牽頭,成立(li)《高(gao)校物業(ye)(ye)(ye)管(guan)理(li)指南(nan)》編委會(hui),準備(bei)撰寫《指南(nan)》一(yi)書(shu)。另外(wai),借(jie)助物專(zhuan)會(hui)在全國(guo)(guo)的(de)(de)(de)影響力(li),成立(li)“高(gao)校物業(ye)(ye)(ye)管(guan)理(li)企業(ye)(ye)(ye)聯盟(meng)”,并邀請更多(duo)的(de)(de)(de)優(you)秀(xiu)社會(hui)企業(ye)(ye)(ye)和(he)后勤(qin)實體加入,著手(shou)《全國(guo)(guo)校園物業(ye)(ye)(ye)管(guan)理(li)標準》的(de)(de)(de)起草工作。

  5月1日(ri),物(wu)(wu)專會(hui)(hui)秘(mi)書(shu)處(chu)正式(shi)遷址于(yu)濟南魯(lu)商國(guo)奧城2號樓11層1104室,物(wu)(wu)專會(hui)(hui)秘(mi)書(shu)處(chu)下設綜合服務部(bu)(bu)(bu)、會(hui)(hui)員(yuan)服務部(bu)(bu)(bu)及(ji)媒體(ti)宣傳部(bu)(bu)(bu),各(ge)部(bu)(bu)(bu)門分工明(ming)確,緊密配合,力爭使(shi)物(wu)(wu)專會(hui)(hui)工作更上一(yi)個(ge)臺階。

  xxxx年(nian)上(shang)半年(nian),“東港第”住宅工(gong)(gong)(gong)程(cheng)一期工(gong)(gong)(gong)程(cheng)依據總承包合(he)同商(shang)定(ding),已完成施工(gong)(gong)(gong)承攬范圍(wei)內的全部(bu)施工(gong)(gong)(gong)內容。目前,工(gong)(gong)(gong)程(cheng)部(bu)在做好(hao)向建(jian)立單位(wei)(wei)(wei)及物業單位(wei)(wei)(wei)驗收(shou)移交(jiao)工(gong)(gong)(gong)作(zuo)(zuo)的同時,已逐步(bu)進(jin)入工(gong)(gong)(gong)程(cheng)保修(xiu)階段(duan),協作(zuo)(zuo)建(jian)立單位(wei)(wei)(wei)做好(hao)售后修(xiu)理(li)工(gong)(gong)(gong)作(zuo)(zuo),將(jiang)房屋順當交(jiao)付給客戶(hu)。

  一(yi)期工(gong)程(cheng)結算工(gong)作是本(ben)年度工(gong)作重點之一(yi),工(gong)程(cheng)部全力協作集團公(gong)司預算部門工(gong)作,收集、整理結算資(zi)料,準時與甲方溝通,為結算工(gong)作順(shun)當完(wan)結供應(ying)便利(li)條件。

  在20xx年(nian)上半年(nian)的(de)(de)(de)工(gong)作(zuo)(zuo)中,我辦嚴格執行(xing)了(le)(le)物業管(guan)(guan)理相關的(de)(de)(de)政策法規(gui),同時按照城市(shi)(shi)綜合管(guan)(guan)理局的(de)(de)(de)總體(ti)工(gong)作(zuo)(zuo)布暑,結(jie)合實際情況,對(dui)全市(shi)(shi)的(de)(de)(de)物業行(xing)業進行(xing)了(le)(le)規(gui)范的(de)(de)(de)管(guan)(guan)理工(gong)作(zuo)(zuo)。具體(ti)主要(yao)抓了(le)(le)以下幾個方面的(de)(de)(de)工(gong)作(zuo)(zuo)。

  一、“物業維修資金”的管理工作

  1、維修資金的收繳(jiao)工作;

  1.120xx年2月(yue)1日,住(zhu)宅維修(xiu)資(zi)管理辦(ban)法修(xiu)改后,我(wo)辦(ban)積(ji)極(ji)通知原(yuan)開發(fa)且未繳納維修(xiu)資(zi)的(de)樓宇(yu)限期繳納,否則(ze)將按新標準執行,盡量(liang)降(jiang)低(di)廣(guang)大居民購房時的(de)負擔。

  1.2不(bu)間斷地對房屋市場(chang)進行(xing)監督(du),發(fa)(fa)現開發(fa)(fa)建設單位(wei)代(dai)(dai)收(shou)維修(xiu)(xiu)資金的,將(jiang)立即制止(zhi)。堅決取消開發(fa)(fa)建設單位(wei)代(dai)(dai)收(shou)環節,進一步增加維修(xiu)(xiu)資金收(shou)繳透明度。制止(zhi)了安居住宅小區(qu)開發(fa)(fa)商代(dai)(dai)收(shou)維修(xiu)(xiu)資金情況的延續(xu)。

  1.3截止20xx年(nian)6月25日,我(wo)市維(wei)修資(zi)金共(gong)收繳了1600多萬元,其中20xx年(nian)上半年(nian)收繳了300多萬元。

  2、維修資金的使用;

  上(shang)半年,由居(ju)民申請,通過我(wo)單位現場調查,使用了兩筆維(wei)修資金。一是人行公寓外墻面(mian)裝(zhuang)飾線的維(wei)修,維(wei)修費為11000元左右。二是宏(hong)利(li)綜合樓屋頂面(mian)防水改造(zao),現正施工(gong)中。

  二、物業管理企業的資質管理

  對全市物(wu)業服務(wu)企業進(jin)行(xing)資(zi)(zi)質審查(cha),審批(pi)通過了七家物(wu)業服務(wu)企業為三級資(zi)(zi)質,并將其在市政務(wu)大(da)廳進(jin)行(xing)公示,由廣(guang)大(da)居民或開發建設(she)單位自由選聘物(wu)業服務(wu)進(jin)行(xing)小區服務(wu)。使(shi)之推向市場化管理。

  三、嚴把新建設住宅驗收關

  今年,對新建住(zhu)宅小區驗收時,我單位嚴格把好審驗關,對小區公共設(she)施設(she)備進行現場(chang)驗收,并(bing)執行新驗收標準。具體(ti)如下:

  (一)住宅小(xiao)區硬(ying)件設施的配置;

  1、根(gen)據《州城市(shi)住宅區物(wu)業管理(li)條例》第(di)二章(zhang)、第(di)十一條規定,開發建(jian)設單(dan)位應當按(an)(an)照開發建(jian)設房(fang)屋總(zong)建(jian)筑面積千分之四(si)的(de)比例,無償提(ti)供管理(li)用房(fang),管理(li)用房(fang)不足(zu)50平方(fang)米的(de),按(an)(an)50平方(fang)米提(ti)供。

  2、小(xiao)區內需配置庭院燈及(ji)草(cao)坪(ping)燈。庭院燈應(ying)(ying)在20米至25米一個,草(cao)坪(ping)燈應(ying)(ying)在20米左右一個。

  3、必須為(wei)封閉(bi)式住宅小區。

  4、小區內必(bi)須按裝監控(kong)設備(bei)。達到小區監控(kong)無死角。

  5、根據建(jian)筑面(mian)積按裝一定數量(liang)的健身器材(cai)。每一萬平方米應需按裝至少(shao)5個健身器材(cai)。

  6、根據建筑面積(ji)配置一定面積(ji)的(de)自(zi)行車(che)(che)停(ting)車(che)(che)場及機動車(che)(che)停(ting)車(che)(che)場。自(zi)行車(che)(che)停(ting)放量應(ying)(ying)達(da)到(dao)小(xiao)區總住(zhu)(zhu)戶的(de)70%以上。機動車(che)(che)停(ting)放量應(ying)(ying)達(da)到(dao)小(xiao)區總住(zhu)(zhu)戶的(de)30%以上。

  7、庭院綠(lv)化必(bi)須嚴格按照園(yuan)林辦(ban)相關要求執行。

  8、綠化面積(ji)超過(guo)500平方米的(de)綠地,應設置亭、廊、架(jia)、假山、置石等園林(lin)小(xiao)品。

  9、新建住宅(zhai)小區需(xu)在三萬平方米以上。

  (二(er))小(xiao)區軟件的配置;

  1、根據《物(wu)業(ye)管(guan)理條例》相關規定,新建住宅區(qu)(qu),在竣工(gong)驗收合格后到(dao)業(ye)主委員會(hui)成立前,開發(fa)建設單位應(ying)當(dang)在當(dang)地(di)物(wu)業(ye)管(guan)理行政主管(guan)部門的監(jian)督、指導下對住宅區(qu)(qu)實行前期物(wu)業(ye)管(guan)理,并簽訂《前期物(wu)業(ye)服務合同(tong)》。

  2、建設單位應當(dang)在銷售物業之(zhi)前,制定臨(lin)時管(guan)理公約,并向物業買受(shou)人明(ming)示。

  3、前(qian)期物(wu)業服務內(nei)容及收費標準(zhun)必須通過市物(wu)業辦和市物(wu)價局的審查,并將其在小區內(nei)明顯位置(zhi)予以公示。

  4、未經綜合驗收合格的住宅區,不得交(jiao)付(fu)使用。

  四、舊有住宅小區改造工作(實行大物業管理)

  1、市內住(zhu)宅區(qu)域(yu)的'總(zong)體化分(fen)

  以(yi)街道為主,以(yi)主次干道為輔,將我市(shi)住(zhu)(zhu)宅(zhai)區(qu)域(yu)進行化(hua)分(fen)管(guan)理區(qu)域(yu)。最后化(hua)分(fen)為:新建住(zhu)(zhu)宅(zhai)小區(qu)成(cheng)型(xing)的(de)為六(liu)個區(qu)域(yu),舊有住(zhu)(zhu)宅(zhai)小區(qu)比較成(cheng)型(xing)的(de)有七個區(qu)域(yu),待開發的(de)舊有住(zhu)(zhu)宅(zhai)小區(qu)有二十六(liu)個區(qu)域(yu)。

  2、選擇舊(jiu)有(you)住宅小(xiao)區試點進行改(gai)造

  積極深(shen)入舊(jiu)有(you)住(zhu)(zhu)宅小(xiao)(xiao)區(qu)進行實地勘察(cha),走(zou)訪居(ju)民(min)住(zhu)(zhu)戶,聽取廣大住(zhu)(zhu)戶心(xin)聲。同時對(dui)舊(jiu)有(you)小(xiao)(xiao)區(qu)原公共設施設備進行對(dui)比,選擇一(yi)個小(xiao)(xiao)區(qu)硬件設施比較好(hao)的定為(wei)(wei)舊(jiu)有(you)住(zhu)(zhu)宅小(xiao)(xiao)區(qu)改造示范點(dian)。初步定為(wei)(wei)靖和(he)街龍盛社區(qu)所屬住(zhu)(zhu)宅樓為(wei)(wei)舊(jiu)有(you)小(xiao)(xiao)區(qu)改造示范區(qu)。

  3、結合舊有(you)(you)住宅小(xiao)區(qu)實際情況,制定(ding)舊有(you)(you)小(xiao)區(qu)改(gai)造(zao)內容及標準。

  4、與社區聯姻,將舊有(you)小區成立起業(ye)主委(wei)員會,由業(ye)主委(wei)員會選擇物業(ye)服務或業(ye)主自治管理。

  五、下半年工作

  1、8月末,將完(wan)成(cheng)試點小區改造(zao)工作。

  2、根(gen)據(ju)國家有關法律、法規,盡快出臺市相(xiang)應的物(wu)業管理法規。

  3、強化(hua)物(wu)業(ye)(ye)(ye)服(fu)務企業(ye)(ye)(ye)服(fu)務水平,提高物(wu)業(ye)(ye)(ye)服(fu)務企業(ye)(ye)(ye)服(fu)務能(neng)力(li),規范物(wu)業(ye)(ye)(ye)管(guan)理市場秩序。切實將我市物(wu)業(ye)(ye)(ye)管(guan)理走(zou)向(xiang)軌道。

  一、常用電壓電器故障的幾個檢修實例

  1、電(dian)壓斷路器(qi)故(gu)障觸(chu)頭(tou)過熱,可聞到配電(dian)控(kong)制柜有(you)味(wei)道(dao),經過檢(jian)(jian)查是動(dong)(dong)觸(chu)頭(tou)沒3有(you)完(wan)全插入(ru)靜(jing)觸(chu)頭(tou),觸(chu)點壓力不(bu)夠,導致(zhi)開(kai)關容量下(xia)降,引起(qi)觸(chu)頭(tou)過熱。此(ci)時(shi)要調(diao)整(zheng)操作機構(gou),使動(dong)(dong)觸(chu)頭(tou)完(wan)全插入(ru)靜(jing)觸(chu)頭(tou)。通電(dian)時(shi)閃(shan)弧爆響(xiang),經檢(jian)(jian)查是負載長期過重,觸(chu)頭(tou)松動(dong)(dong)接觸(chu)不(bu)良所引起(qi)的(de)(de)。璧合檢(jian)(jian)修此(ci)故(gu)障一定要注(zhu)意(yi)安全,嚴(yan)防電(dian)弧對人(ren)和(he)設備的(de)(de)危害。檢(jian)(jian)修完(wan)負載和(he)觸(chu)頭(tou),先空載通電(dian)正常后,才能(neng)帶負載檢(jian)(jian)查運行情況,直至正常。此(ci)故(gu)障一定要注(zhu)意(yi)用器(qi)設備的(de)(de)日常維(wei)護工作,以免造成不(bu)必要的(de)(de)危害。

  2、接(jie)(jie)觸(chu)器的故障(zhang)觸(chu)點斷相,由于某相觸(chu)點接(jie)(jie)觸(chu)不(bu)(bu)好或(huo)者接(jie)(jie)線端子(zi)上螺釘松動,使電(dian)(dian)動機缺相運行,此(ci)時電(dian)(dian)動機雖能轉(zhuan)(zhuan)動,但(dan)發(fa)出(chu)嗡嗡聲(sheng)(sheng)。應立即停車檢(jian)修(xiu)。觸(chu)點熔焊(han),接(jie)(jie)"停止"按鈕,電(dian)(dian)動機不(bu)(bu)停轉(zhuan)(zhuan),并(bing)且(qie)有可能發(fa)出(chu)嗡嗡聲(sheng)(sheng)。此(ci)類故障(zhang)是(shi)(shi)二相或(huo)三相觸(chu)點由于過載電(dian)(dian)流大而引起熔焊(han)現象,應立即斷電(dian)(dian),檢(jian)查負載后更換接(jie)(jie)觸(chu)器。通電(dian)(dian)銜鐵不(bu)(bu)吸合。如(ru)果經檢(jian)查通電(dian)(dian)無振動和(he)噪(zao)聲(sheng)(sheng),則說明(ming)銜鐵運動部分(fen)沿有卡住,只是(shi)(shi)線圈斷路(lu)的故障(zhang)。可拆(chai)下線圈按原數據重新繞(rao)繞(rao)制后浸漆烘干。

  有(you)(you)熔焊,應(ying)(ying)更換(huan)觸(chu)(chu)點(dian)(dian)。若因觸(chu)(chu)點(dian)(dian)容量不(bu)夠而造(zao)成(cheng),更換(huan)時應(ying)(ying)選容量大一級的電器!。檢查觸(chu)(chu)點(dian)(dian)有(you)(you)無松動,如有(you)(you)應(ying)(ying)加以(yi)緊固(gu),以(yi)防觸(chu)(chu)點(dian)(dian)跳動。檢查觸(chu)(chu)點(dian)(dian)有(you)(you)無機械損(sun)傷使彈簧(huang)變(bian)形(xing),造(zao)成(cheng)觸(chu)(chu)點(dian)(dian)壓力不(bu)夠。若有(you)(you),應(ying)(ying)調整壓力,使觸(chu)(chu)點(dian)(dian)接觸(chu)(chu)良好。觸(chu)(chu)點(dian)(dian)壓力的經驗測(ce)量方法如下:

  初壓力(li)的測(ce)量,在(zai)支架和動觸點之間(jian)放(fang)置一張紙(zhi)(zhi)(zhi)條(tiao)(tiao)約0。1mm其寬(kuan)(kuan)度比觸頭寬(kuan)(kuan)些,紙(zhi)(zhi)(zhi)條(tiao)(tiao)在(zai)彈簧作用下被壓緊,這時(shi)用一手拉紙(zhi)(zhi)(zhi)條(tiao)(tiao)。當紙(zhi)(zhi)(zhi)條(tiao)(tiao)可拉出而且有力(li)感(gan)時(shi),可認為(wei)初壓力(li)比較合適。終壓力(li)的測(ce)量,將紙(zhi)(zhi)(zhi)條(tiao)(tiao)夾在(zai)動、靜觸點之間(jian),當觸點在(zai)電器通電吸合后,用同樣方法

  拉(la)紙條。當紙條可拉(la)出的(de),可認為(wei)終壓(ya)力比(bi)較合適。對(dui)于(yu)大容量(liang)的(de)電(dian)器,如100A以上(shang)當用同樣方法(fa)拉(la)紙條,當紙條拉(la)出時有(you)撕裂現象可認為(wei)初、終壓(ya)力比(bi)較合適。以上(shang)觸(chu)點壓(ya)力的(de)測量(liang)方在(zai)多次修理試驗(yan)中效果不(bu)錯(cuo)。都(dou)能正常進行如測量(liang)壓(ya)力值(zhi)不(bu)能經(jing)過調整彈簧恢(hui)復(fu)時,必須更換(huan)彈簧或觸(chu)點。62、電(dian)磁系統的(de)故障檢修由(you)于(yu)動、靜鐵(tie)(tie)心的(de)端(duan)面接觸(chu)不(bu)良或鐵(tie)(tie)心歪斜、短路(lu)環損(sun)壞、電(dian)壓(ya)太低等,都(dou)會使(shi)銜鐵(tie)(tie)噪聲大,甚至線圈過熱或燒毀。

  (1)銜鐵(tie)噪聲大。修(xiu)理時(shi)、應拆(chai)下線圈,檢(jian)查、靜鐵(tie)心之間的接觸(chu)面是否平(ping)整(zheng),在無(wu)油(you)污(wu)。若(ruo)(ruo)不(bu)平(ping)整(zheng)應銼平(ping)或(huo)磨平(ping);如有油(you)污(wu)要用汽油(you)進行清洗。若(ruo)(ruo)動鐵(tie)心歪斜或(huo)松(song)動,應加以校正或(huo)緊(jin)固。檢(jian)查短路(lu)環有無(wu)斷(duan)裂,如斷(duan)裂應按原尺寸(cun)用銅板制好換止(zhi),或(huo)將(jiang)粗銅絲敲打成方(fang)截面,按原尺寸(cun)做好裝(zhuang)上。

  (2)電磁(ci)線圈斷電后銜鐵(tie)不立即釋放(fang)。產生(sheng)這種(zhong)故障的(de)主要原(yuan)因有(you):運動部分被卡住(zhu);鐵(tie)心氣隙大小,剩(sheng)磁(ci)太大;彈簧疲勞變(bian)形,彈力(li)不夠(gou)和鐵(tie)心接觸面(mian)(mian)有(you)油污。可通過拆卸后整修,使鐵(tie)心中柱端面(mian)(mian)與端面(mian)(mian)間留有(you)0。02—0。03mm的(de)氣隙,或更換彈簧。

  (3)線(xian)(xian)(xian)圈(quan)(quan)(quan)故(gu)(gu)障檢修。線(xian)(xian)(xian)圈(quan)(quan)(quan)的(de)(de)主要故(gu)(gu)障是由于所通過(guo)(guo)的(de)(de)電流過(guo)(guo)大(da),線(xian)(xian)(xian)圈(quan)(quan)(quan)過(guo)(guo)熱(re)以致燒毀。這類故(gu)(gu)障通常是由于線(xian)(xian)(xian)圈(quan)(quan)(quan)絕緣損壞(huai)、電源電壓(ya)過(guo)(guo)低(di),動、靜鐵心接觸不(bu)緊(jin)密(mi),也(ye)都能使線(xian)(xian)(xian)圈(quan)(quan)(quan)電流過(guo)(guo)大(da),線(xian)(xian)(xian)圈(quan)(quan)(quan)過(guo)(guo)熱(re)以致燒毀。線(xian)(xian)(xian)圈(quan)(quan)(quan)若(ruo)因短路(lu)燒毀,均應(ying)重繞時可以從燒壞(huai)的(de)(de)線(xian)(xian)(xian)圈(quan)(quan)(quan)中(zhong)測得導線(xian)(xian)(xian)線(xian)(xian)(xian)徑(jing)和(he)匝(za)數。也(ye)可從銘牌或手冊(ce)上查出線(xian)(xian)(xian)圈(quan)(quan)(quan)的(de)(de)線(xian)(xian)(xian)徑(jing)和(he)匝(za)數20xx年物業電工個人(ren)工作(zuo)(zuo)總結電工/焊(han)工。按鐵心中(zhong)柱截面制作(zuo)(zuo)線(xian)(xian)(xian)模(mo),線(xian)(xian)(xian)圈(quan)(quan)(quan)繞好(hao)后(hou)先放(fang)在7105——110℃的(de)(de)烘箱(xiang)中(zhong)3小時,冷(leng)卻(que)至(zhi)60—70℃浸1010瀝青(qing)漆,也(ye)可以用其(qi)他(ta)絕緣漆。滴盡余漆后(hou)在溫度為110——120℃的(de)(de)烘箱(xiang)中(zhong)烘干,冷(leng)卻(que)至(zhi)常溫后(hou)即可使用。如果線(xian)(xian)(xian)圈(quan)(quan)(quan)短路(lu)的(de)(de)匝(za)數不(bu)多(duo)。短路(lu)點又(you)在接近線(xian)(xian)(xian)圈(quan)(quan)(quan)的(de)(de)用頭處,其(qi)余部(bu)分完好(hao),應(ying)正(zheng)即切(qie)斷電源,以免線(xian)(xian)(xian)圈(quan)(quan)(quan)被(bei)燒毀。

  若線(xian)圈通電(dian)(dian)后(hou)無(wu)振動力學噪,要(yao)檢(jian)查線(xian)圈引(yin)出線(xian)連接處又無(wu)脫落,用萬(wan)用表(biao)檢(jian)查線(xian)圈是(shi)(shi)否斷線(xian)或燒毀(hui);通電(dian)(dian)后(hou)如(ru)有振動和噪聲,應檢(jian)查活動部分是(shi)(shi)否被卡住,靜(jing)、動鐵心之間是(shi)(shi)否有導物,電(dian)(dian)源電(dian)(dian)壓是(shi)(shi)否過低。要(yao)區別對待,及時(shi)處理

  3、滅火裝置的檢修取下滅弧罩,檢查滅弧珊片的完整性及清除表面的煙痕和金屬細末,外殼應完整無損。

  一、經營方面

  物業工程維(wei)(wei)修(xiu)(xiu):半年(nian)總共報事 647 件(jian),其中入戶維(wei)(wei)修(xiu)(xiu)297件(jian),公共區域(yu)維(wei)(wei)修(xiu)(xiu)350件(jian),維(wei)(wei)修(xiu)(xiu)率為100%。

  置(zhi)業工程維修(xiu):半年總報事(shi)691件,已修(xiu)436件,還有255件未修(xiu),維修(xiu)率為63.10%。

  (二)前臺接待

  20xx年上半(ban)年前(qian)臺日常(chang)事務接待處理共(gong)1491件。快(kuai)遞半(ban)年總收(shou)件1588件,總發件33件。為業主(zhu)各(ge)類事項出溫馨提示30份。

  二、服務提升

  (一)細化部門

  4月份,公司對客服(fu)中(zhong)心(xin)相關人員(yuan)作出(chu)調(diao)整,把(ba)一些(xie)優(you)秀(xiu)人員(yuan)放(fang)到適(shi)合的(de)崗位上。為更好的(de)為業(ye)主服(fu)務(wu),公司成立了品質(zhi)及策(ce)劃(hua)小組(zu)。品質(zhi)小組(zu)對各(ge)(ge)個部門(men)進行一個監督,杜絕各(ge)(ge)類不協調(diao)的(de)現(xian)象(xiang)。策(ce)劃(hua)小組(zu)幫助客服(fu)做(zuo)好各(ge)(ge)類活動(dong)的(de)策(ce)劃(hua)方案(an),為業(ye)主帶來更多的(de)`業(ye)余生活。

  (二)快遞業務

  隨著園區入住(zhu)戶日(ri)益增加(jia),進入藍山的(de)快(kuai)遞量(liang)也日(ri)益增多。考慮到現在是一個網絡時代,網購的(de)人和量(liang)只(zhi)會增加(jia)不會減少(shao),為了方便(bian)業(ye)主,客服中(zhong)心(xin)開始為業(ye)主代收快(kuai)遞。從(cong)4月份試(shi)運(yun)行(xing)的(de)不懂不會,到現在為業(ye)主代收快(kuai)遞已然(ran)成(cheng)為藍山雅筑小區的(de)特色服務,得到廣大業(ye)主的(de)一致好評。

  (三)社區文化

  1X年(nian)(nian)本身就是(shi)一(yi)個服(fu)務年(nian)(nian),做(zuo)好服(fu)務工作是(shi)1X年(nian)(nian)重點工作之(zhi)一(yi)。為了(le)豐富業主(zhu)業余生活(huo),提高生活(huo)質量(liang),我們(men)不斷加強社區文化建(jian)設(she)。

  在園區倡導做文明業(ye)戶(hu),弘(hong)揚社(she)會主義(yi)精(jing)神文明和道(dao)德風尚,積極(ji)開展豐富多彩的文化娛(yu)樂(le)體育活動,有助于加強(qiang)與業(ye)戶(hu)聯系和溝通(tong),有助于實現“用心服務(wu)· 創造幸(xing)福”的服務(wu)理念。

  20xx年上半(ban)年舉(ju)辦了(le)臘(la)八(ba)節(jie)“煮臘(la)八(ba)粥(zhou)”活動、春節(jie)“寫春聯(lian)”活動、元宵節(jie)“煮元宵”活動、母(mu)親節(jie)“送(song)康乃馨”活動、端午(wu)節(jie)“包粽子”活動。

  三、大事件

  (一)交房

  上(shang)半年4月份北地塊完成(cheng)(cheng)了最(zui)后14棟(dong)房子的交付。從(cong)交房物料的申購及整理,從(cong)交房現(xian)場(chang)的布(bu)置,從(cong)人員交房的培訓,每一點一滴都是對業主的負責,都是物業人的付出。截止到(dao)現(xian)在對這(zhe)14棟(dong)的324戶,已完成(cheng)(cheng)交房283戶。

  (二)統一封閉陽臺

  由于考慮(lv)到馬(ma)鞍(an)山城市的特(te)性,公司(si)同意藍山雅筑小(xiao)區統一封閉陽(yang)(yang)臺(tai)。在二(er)三(san)月份我(wo)們就(jiu)開始準備封陽(yang)(yang)臺(tai)相(xiang)關(guan)協(xie)(xie)議,及封陽(yang)(yang)臺(tai)的樣式和(he)廠家的選(xuan)擇(ze)。由于前(qian)期就(jiu)有很多業主登記簽(qian)訂封閉陽(yang)(yang)臺(tai)的協(xie)(xie)議,導致4月份開始封閉陽(yang)(yang)臺(tai)時過于集(ji)中,廠家過于忙碌。物業幫助(zhu)業主和(he)廠家從中間協(xie)(xie)調,為業主關(guan)于陽(yang)(yang)臺(tai)封閉加大了質量與速度。

  配(pei)合集團公司(si)完(wan)成(cheng)(cheng)x區奠基(ji)開工(gong)(gong)典(dian)禮的(de)準備工(gong)(gong)作及善后工(gong)(gong)作x月x號——x月x號,我們除了(le)值班(ban)人員外,其他員工(gong)(gong)全部出動到(dao)x區,很好地完(wan)成(cheng)(cheng)了(le)集團公司(si)交給(gei)我們的(de)清掃售樓部衛生(sheng),布置(zhi)會(hui)(hui)場、,包括插(cha)彩旗、擺放鮮(xian)花(hua)等(deng),負(fu)維(wei)護(hu)會(hui)(hui)場車(che)場秩序、安全衛生(sheng)等(deng)任務,并處理了(le)會(hui)(hui)場善后事宜。這次的(de)活動,我們的(de)團隊(dui)(dui)服務技能(neng)得(de)到(dao)了(le)鍛煉,團隊(dui)(dui)的(de)自身素(su)質得(de)到(dao)了(le)很好的(de)展示。

  二、體會與不足

  20xx年上半(ban)年,經營部(bu)全體(ti)員工在物(wu)業公司的領(ling)導下,加強政(zheng)治(zhi)理論學(xue)習和業務知識學(xue)習,不斷創新,努力完成各項任務,現將主(zhu)要完成的工作、經驗體(ti)會及今后工作打算匯報一下:

  一、主要完成的工作:

  1、完成(cheng)了東(dong)部新(xin)城xxx國道供水管(guan)道的(de)pe管(guan)的(de)投(tou)標工作,該工程是(shi)濟南市(shi)第一(yi)次大批量使用(yong)pe管(guan)的(de)工程,影響(xiang)力(li)巨(ju)大。經過兩個月的(de)努(nu)力(li),該工程已基本(ben)竣工,并(bing)得到(dao)監理和甲方的(de)認可,為(wei)偉星pe管(guan)道在濟南市(shi)場推廣(guang)打下了堅實(shi)的(de)基礎。

  2、完(wan)成了(le)經一路供水管道改造工程的(de)pe管的(de)投標工作,該工程中標價為(wei)xx.x萬元(yuan),目(mu)前合同正(zheng)在履行中。因為(wei)經一路地處市區,在開挖(wa)和(he)與駐地單位協調配合上比較(jiao)困難,所以(yi)工程進度(du)緩慢,可能會影響(xiang)我們的(de)結算。

  3、完成(cheng)了山大(da)新(xin)校供水管道管的(de)投標工作,工程(cheng)中標價xx萬(wan)元(yuan),已履約xx萬(wan)元(yuan),該工程(cheng)地處南外(wai)環,是市里的(de)重點工程(cheng),目(mu)前(qian)已經(jing)打壓(ya)實(shi)驗,驗收合格(ge),只差一點后(hou)來增加(jia)的(de)收尾工程(cheng)。

  4、完成了資產評估物業公司的倉庫(ku)清點工(gong)作。

  二、工作中出現的問題及解決辦法:

  1、在(zai)年初工(gong)(gong)作(zuo)中(zhong),因(yin)為(wei)自(zi)身業(ye)務水平較低、經(jing)驗(yan)不(bu)(bu)足(zu),在(zai)剛開始(shi)的招(zhao)投標工(gong)(gong)作(zuo)中(zhong)摸不(bu)(bu)到頭(tou)緒,屢次失敗(bai)(bai)。問(wen)題究竟出在(zai)哪里?面對多次失敗(bai)(bai)的教訓,我們查找自(zi)身原因(yin)、分析工(gong)(gong)程標書、對比競爭對手,找出了自(zi)己(ji)的不(bu)(bu)足(zu)。在(zai)今后(hou)的工(gong)(gong)作(zuo)中(zhong)我們要不(bu)(bu)斷加強(qiang)業(ye)務學(xue)習,提高自(zi)身能力(li),增強(qiang)企業(ye)市場競爭力(li),在(zai)今后(hou)的招(zhao)投標工(gong)(gong)作(zuo)中(zhong)使公(gong)司(si)處于不(bu)(bu)敗(bai)(bai)之地。

  2、不能正確(que)的(de)處理市場信息,具體(ti)表現在(zai):

  ①缺乏(fa)把握市場信(xin)(xin)息(xi)的(de)能力,在(zai)信(xin)(xin)息(xi)高(gao)度發達的(de)現(xian)代社會,信(xin)(xin)息(xi)一(yi)縱而過,有(you)很多有(you)效的(de)信(xin)(xin)息(xi)在(zai)我們(men)身(shen)邊(bian)流過,但是(shi)我們(men)卻沒(mei)有(you)抓住;

  ②缺少處(chu)理市場信息的(de)能力,有效的(de)信息是靠(kao)把握、分析、處(chu)理、提(ti)交的(de),及時掌握了信息,我們又往往缺乏如何(he)判斷信息的(de)正(zheng)確性;

  ③缺(que)乏信(xin)息(xi)交流(liu),使很(hen)多有效(xiao)信(xin)息(xi)白白流(liu)失。在(zai)今后的工作中,應采(cai)取(qu)有效(xiao)措施,發揮(hui)信(xin)息(xi)的'作用(yong),加強處(chu)理信(xin)息(xi)的能(neng)力,加強溝(gou)通交流(liu),能(neng)夠正(zheng)確判斷(duan)信(xin)息(xi)的準確性。

  3、缺(que)乏(fa)(fa)計(ji)劃(hua),缺(que)少保(bao)(bao)障(zhang)措施。具體表現在(zai)(zai)山(shan)大新校工(gong)(gong)程(cheng)中(zhong),因為(wei)對(dui)工(gong)(gong)程(cheng)進(jin)度(du)缺(que)乏(fa)(fa)了(le)解(jie),沒有(you)分清輕重緩(huan)急,在(zai)(zai)安排生產(chan)上(shang)對(dui)計(ji)劃(hua)的(de)(de)先后(hou)沒有(you)做(zuo)(zuo)好(hao)正(zheng)確的(de)(de)排序,導致(zhi)供貨緩(huan)慢;在(zai)(zai)設備(bei)維護(hu)方面又沒有(you)保(bao)(bao)障(zhang)措施,機器壞了(le)沒有(you)配(pei)件,影響正(zheng)常施工(gong)(gong),造成不良影響。在(zai)(zai)今后(hou)的(de)(de)工(gong)(gong)作中(zhong),應該(gai)加(jia)強與業主(zhu)(zhu)的(de)(de)溝(gou)通(tong),幫助業主(zhu)(zhu)分析圖(tu)紙,了(le)解(jie)工(gong)(gong)程(cheng)進(jin)度(du),提(ti)前(qian)做(zuo)(zuo)出規劃(hua),在(zai)(zai)管件上(shang)做(zuo)(zuo)出余(yu)量(liang)計(ji)劃(hua)。對(dui)焊接設備(bei)加(jia)強維護(hu)保(bao)(bao)養,發現問題及時處理,不留隱患(huan)。對(dui)于(yu)經常損壞的(de)(de)配(pei)件,提(ti)前(qian)做(zuo)(zuo)好(hao)儲備(bei),要(yao)在(zai)(zai)第一時間維護(hu)設備(bei)。

  三、今后的工作打算:

  1、培養(yang)市場,加大廣(guang)告(gao)宣傳(chuan),樹立品牌意(yi)識

  濟南(nan)目前正在大(da)(da)搞城市建(jian)設,東部新城、西部大(da)(da)學城、市內大(da)(da)面積的(de)管(guan)網改(gai)(gai)造以及分支供(gong)水的(de)實施(shi)改(gai)(gai)造都給我們(men)(men)帶來了(le)無限商機(ji)。我們(men)(men)要做好市場調查,總結上半年三個工(gong)程(cheng)的(de)經驗教訓,做好客戶(hu)的(de)回訪工(gong)作(zuo),利用偉(wei)星管(guan)材良好的(de)性能特點(dian),適當的(de)投入一(yi)定的(de)廣(guang)告宣傳,提(ti)高企業知名度,加大(da)(da)營銷力度,進一(yi)步的(de)進行推廣(guang)。

  2、做好售(shou)后服務方面的工作,特別是搶修工作

  現在(zai)市(shi)場競爭(zheng)最激烈(lie)的(de)還是(shi)(shi)服務(wu)方(fang)面的(de)競爭(zheng),一(yi)個(ge)好(hao)的(de)產品的(de)推廣不(bu)(bu)光是(shi)(shi)良好(hao)的(de)質量,還要(yao)有(you)全(quan)面的(de)售后(hou)服務(wu)。很多(duo)新興的(de)管材,剛開始打入市(shi)場時(shi)轟(hong)(hong)轟(hong)(hong)烈(lie)烈(lie),但是(shi)(shi)為什(shen)么沒(mei)過多(duo)久就消(xiao)聲(sheng)隱跡了呢(ni)?。就是(shi)(shi)因為保障措施不(bu)(bu)到(dao)位,服務(wu)水平達不(bu)(bu)到(dao)。我們要(yao)在(zai)維(wei)修(xiu)方(fang)面下(xia)功夫(fu),對人員進行系統的(de)培訓,購(gou)買搶(qiang)修(xiu)專用工具,備齊維(wei)修(xiu)管件(jian),真(zhen)正做到(dao)使客戶無后(hou)顧之(zhi)憂。

  3、分(fen)析競爭對(dui)手,加強與競爭對(dui)手的溝通,實施(shi)合作競爭

  目前,我們(men)最強(qiang)大的(de)(de)競(jing)爭(zheng)對(dui)手(shou)是‘四川森普(pu)管業(ye)’,該公司的(de)(de)銷售網絡覆蓋(gai)整個山東市(shi)場,有著(zhu)龐大的(de)(de)人際(ji)關系(xi)網絡,在(zai)濟南的(de)(de)銷售業(ye)績僅(jin)次于我們(men)。現在(zai),我們(men)兩(liang)家(jia)為了(le)爭(zheng)奪市(shi)場份額(e),都采取了(le)降(jiang)低價格(ge)這一策(ce)略,這樣下去只會(hui)損(sun)失雙方更(geng)多的(de)(de)利潤,兩(liang)敗具傷。在(zai)下半年(nian)的(de)(de)工作(zuo)中,應加強(qiang)雙方的(de)(de)聯(lian)系(xi),互(hu)相完善、互(hu)相補充(chong)、互(hu)相利用、共(gong)同促進、聯(lian)合競(jing)爭(zheng)、利益(yi)循環、共(gong)享市(shi)場。

  二、體會與不足

  真是時(shi)間似箭(jian)日如梭,轉眼間半年已經曩昔。回首我(wo)們保(bao)安隊(dui)半年來的工(gong)(gong)作(zuo),我(wo)發明自(zi)已有所收獲,在工(gong)(gong)作(zuo)中逐漸完善了(le)自(zi)已.為(wei)了(le)從過去吸取都訓(xun),提高自(zi)我(wo),同時(shi)也為(wei)了(le)能(neng)更好地做(zuo)好往后的各項工(gong)(gong)作(zuo),現對(dui)半年來保(bao)安隊(dui)工(gong)(gong)作(zuo)做(zuo)出(chu)如下總結:

  一、主要工作業績

  1、保安(an)隊在(zai)各級(ji)領導(dao)(dao)的(de)英明指導(dao)(dao)下,遵(zun)循公司(si)的(de)規章制度,出色地完(wan)成公司(si)領導(dao)(dao)交給我們(men)各項(xiang)任務。

  保(bao)安部在上半年繼(ji)續(xu)腳踏實(shi)地抓好(hao)小(xiao)區日(ri)常(chang)安全(quan)(quan)治理(li)工(gong)作的落實(shi),加強(qiang)小(xiao)區日(ri)常(chang)安全(quan)(quan)巡檢和巡檢監督治理(li),做好(hao)經常(chang)性的安全(quan)(quan)大檢查,確保(bao)了上半年無(wu)偷、盜、消(xiao)防(fang)等安全(quan)(quan)治理(li)事故,保(bao)障了小(xiao)區正常(chang)的工(gong)作和生活秩(zhi)序。

  2、季節(jie)性和(he)階段性工作得到有效落實。

  針對(dui)每階段(duan)的情況,保安部(bu)對(dui)季(ji)節性和階段(duan)性工(gong)作提前做好充分(fen)預備,對(dui)節日期(qi)間出具(ju)具(ju)體(ti)治理方案和計劃(hua),嚴抓具(ju)體(ti)工(gong)作的落實,使各季(ji)節和階段(duan)性工(gong)作得(de)到安全有序的開展。

  3、積極跟進車輛收費的前期預備工(gong)作。

  保安部(bu)在上半年(nian)與各相(xiang)關部(bu)門配合積極跟進停(ting)(ting)車(che)場收(shou)費(fei)(fei)前期預備工(gong)作,出臺停(ting)(ting)車(che)場治理制(zhi)度,制(zhi)定停(ting)(ting)車(che)收(shou)費(fei)(fei)治理方案,跟進小(xiao)區交通道路(lu)經營許(xu)可(ke)證和(he)收(shou)費(fei)(fei)行政批復工(gong)作,現已(yi)基本完成。

  4、保(bao)安治理工作(zuo)順利開展。

  根據公司(si)發展(zhan)需要,我部在x月(yue)x日開始(shi)安(an)排保安(an)人員進(jin)駐(zhu),負責所(suo)屬區域(yu)的(de)保安(an)治理工(gong)作,并根據現(xian)場情(qing)況增(zeng)(zeng)減崗(gang)位,現(xian)已由剛開始(shi)進(jin)駐(zhu)時的(de)x人增(zeng)(zeng)加到x人,確保了現(xian)場保安(an)治理工(gong)作的(de)順利開展(zhan)。

  保安部在(zai)做好(hao)日常安全治理工作(zuo)的同(tong)時,不定期地對(dui)小區公共區域和樓(lou)宇進行全面巡檢,對(dui)各類存在(zai)問(wen)題進行記(ji)錄匯總,清潔綠化公共設(she)備設(she)施,報各部門(men)進行整改,并跟(gen)進整改情況.

  同時(shi)保(bao)安(an)部(bu)(bu)積極配(pei)合(he)各(ge)相(xiang)關(guan)部(bu)(bu)門的(de)工作(zuo),從(cong)物(wu)品(pin)搬運、送水送煤氣到配(pei)合(he)各(ge)部(bu)(bu)門的(de)巡檢、監督及臨時(shi)工作(zuo)等(deng),在保(bao)證本(ben)職工作(zuo)的(de)同時(shi)凡保(bao)安(an)部(bu)(bu)力所(suo)能(neng)及的(de)都主動、全力予(yu)以配(pei)合(he)。保(bao)安(an)部(bu)(bu)實際上已基(ji)本(ben)擔任了一個治理員(yuan)的(de)職責(ze),在安(an)全治理工作(zuo)外配(pei)合(he)各(ge)部(bu)(bu)門所(suo)產生的(de)工作(zuo)量已占保(bao)安(an)整體工作(zuo)量相(xiang)當大的(de)一個比(bi)例。

  7、內部治理方面的進步。

  二、主要存在的不足和問題

  1、元月事(shi)件(jian),它反(fan)映出保安部在以往治理中存在的誤區、法律意(yi)識的淡(dan)薄及處理問題時原則(ze)性與靈(ling)活性結合的嚴重(zhong)不足(zu),導致工作由(you)主動(dong)變(bian)為被(bei)動(dong)狀態,給(gei)公司造成了極大的.損(sun)失(shi)和影響(xiang),這對保安部是一(yi)個慘痛而深刻的教訓,在事(shi)件(jian)后,雖經過一(yi)系列強制性的意(yi)識灌(guan)輸和實(shi)操培訓,在整體上有所好轉,但(dan)部分員工在實(shi)操能力上仍比較欠缺(que)。

  三、下半年工作思路

  二、協調管委會、xx公司、施工方對遺留問題進行整改。

  3.配電(dian)(dian)間雙(shuang)電(dian)(dian)源(yuan)(yuan)整改:xx大(da)廈信息(xi)中(zhong)心在原施工(gong)(gong)設計中(zhong)未考慮(lv)雙(shuang)電(dian)(dian)源(yuan)(yuan)轉換裝(zhuang)置的配置,導致(zhi)信息(xi)中(zhong)心機房計算(suan)機中(zhong)心在停電(dian)(dian)期(qi)間無法正常(chang)工(gong)(gong)作,極大(da)影響了(le)開發區正常(chang)辦(ban)公(gong)秩序(xu)。辦(ban)公(gong)室(shi)也提(ti)出了(le)前(qian)期(qi)介(jie)入(ru)遺留的問(wen)題,得到了(le)相關領(ling)導的批示(shi),要求解(jie)決(jue)。經(jing)(jing)過(guo)辦(ban)公(gong)室(shi)和各方協(xie)調(diao),雙(shuang)電(dian)(dian)源(yuan)(yuan)問(wen)題已經(jing)(jing)解(jie)決(jue)。
